I have an HMO in Rochester near the power station which has lots of migrant workers, fully refurb'd all certs any idea where to advertise ?
2k per month income property valued at 200k, 5 bed 1 study, 3 bathrooms, garage and off road parking just have no idea where to market it?

If there is alot of foot fall walking past the house, put up a sign in the window. Make it easy to read and easy to let. ie mention no agent fees., not too many words.

Leaflet in the shop windows
Contact the power station HR department and see if they have a list of recommended Landlords
Have a board made with 'Rooms To Let' & a mobile number. Erect it on a post in the garden.

i would get online as deep already mentioned
spareroom.co.uk and easyroommate.co.uk but rather than just placing an advert search for people in your area seeking a room and actively send them the details of your room. You can then keep a track of these people and actively market to them
Once you find one person, offer them a small referral fee (£20 or a bottle of wine) if they can introduce other tenants- that way your likely to get a household that get on and want to live together.

Try using www.speedylettings.co.uk rent out all the rooms for £39, they advertise on all the top rental sites and give a great service.
