The deal is currently off market so have some exclusivity with it for the time being. I know that wont last but its mine for now. So to speak.
Its an ex B&B and the current owner ran out of cash half way through doing it up and Its mine for £60,000.
I put £20,000 for the refurb but I honestly think it could be done cheaper than that. I’m using £20k as a worst case scenario. A breakdown of the work required and costing can be sent to any interested parties. I have builders in place to do the work.
I self manage my own port folio. I have a PA who is excellent at dealing with the day to day management, contracts and rent collection. I have an agreement with a local agent where they merely just do viewings for us for a 1 off fee. I do all the advertising and referencing etc, they just show people round. Again Isobel manages this process and it works really well.
I advertise on SpareRoom.co.uk and EastRoomMate.com. They’re the best for finding HMO tenants. I also put adverts and posters up in the local power station and other large employers. We also get housing benefit tenants referred to us from a company called Safe Lets. They fully vet the tenants and they come with references and deposits and generally get the full asking price. I am good terms with the local council as well.
